A Bengaluru tenant’s social media post to complain about a huge deduction of ₹1 lakh security deposit is going viral, and a debate has come to light about rental practices and tenant rights in India’s technology capital.
Bengaluru is a Silicon Valley of India, and thousands of professionals come to visit every year. Finding a job in the city is easier than finding a home, but finding rental accommodation is another big challenge—owing large security deposits. Many tenants will need to deposit several months’ rent before moving into an apartment.
In the latest case on social media platform X (formerly Twitter), a tenant claimed that after paying a security deposit of ₹1 lakh for a 2BHK apartment and completing the tenancy, only ₹20,000 was returned upon vacating the property.
According to the post, the landlord had deducted ₹80,396 from the deposit under the heads of “repairs” and “maintenance.” The tenant was upset about the deduction as he said he paid rent regularly and maintained the property, but only a small portion of the deposit was refunded.
The post quickly spread to the web, and many users had similar experiences. Some tenants said they too had been refused security deposit refunds, and others said landlords make substantial deductions by saying repainting, cleaning, maintenance, or repair expenses are all part of the equation.
But some users said deductions can be justified if they are clearly outlined in the rental agreement or if there is evidence of damage beyond typical wear and tear. They stressed the importance of understanding each tenancy and lease agreement.
There is now an emphasis on the importance of a detailed rental agreement that clearly lays out the conditions under which security deposit deductions can be made. Landlords and tenants are generally counselled to document the state of the property through photographs or videos during the move-in and move-out, and this will reduce disputes later.
Experts also recommend that tenants carefully read the contract for repainting costs, maintenance costs, appliance repairs, cleaning fees, and notice periods before signing any lease. Keeping written correspondence and receipts also helps if disputes arise in the refund process.
Bengaluru has long had relatively high security deposits compared to many other Indian cities. Renting practices have evolved over the years, but disputes over deposit refunds are commonly experienced by tenants who are moving for work, especially those moving from one city to another.
The viral post has renewed calls for greater transparency in landlord-tenant relationships. Many social media users argued that clearer regulations and standardized practices could prevent conflicts over security deposits and ensure fair treatment for both parties.
It is worth noting that the claims circulating online are the tenant’s version of events, and the landlord’s reply or explanation has not been publicly reported. And without comments from both sides, the reasons for the deductions remain unknown.
At the same time, the incident has once more raised the issue of security deposits from renters in Bengaluru: in which way security deposits are dealt with fairly and transparently. The case also reminds tenants and landlords to make sure lease contracts are clearly stated, documented, and understood to avoid disputes when a tenancy ends.
