Reliance Industries & Mahadev Realtors Win ₹700 Crore Juhu Lane–Gilbert Hill Redevelopment Bid in Mumbai

Reliance Industries, through its real estate arm Reliance 4IR Realty Development Limited, and Mahadev Realtors Juhu Pvt Ltd won the bid to redevelop the huge 101.36-acre Juhu Lane–Gilbert Hill slum cluster in Andheri West, Mumbai. It is one of the biggest slum redevelopment projects in the city whose impact will transform the urban areas of western suburbs.

The project is projected to rehabilitate more than 28,000 families in 13,634 slum tenements, existing SRA buildings, civic markets, schools, government offices and commercial establishments. The scale of the redevelopment is indicative of the government’s move under the new slum cluster redevelopment policy introduced in 2025 to modernize Mumbai’s congested slum areas and provide safe housing for residents.

The consortium has also made a big commitment financially, paying ₹700 crore in transit rent for two years to support displaced residents during construction. The city's transit rent is also made by post-dated cheques to the Slum Rehabilitation Authority (SRA) to secure financial stability of tenants. A performance guarantee of ₹100 crore has also been submitted to the SRA to show the seriousness of the developers in completing the project.

Reliance and Mahadev Realtors outbid competitors like JSW Realty and Shapoorji Pallonji with a 35.10% premium over the ready reckoner rate. This aggressive bid underlines the strategic importance of the project not only in terms of housing but also the development of property value and infrastructure in Andheri West.

The redevelopment has cultural and environmental significance as well. The cluster surrounds Gilbert Hill, a 200-foot-high basalt monolith, formed almost 66 million years ago from volcanic activity. Keeping this geological landmark and the surrounding slum clusters intact and modernized will be the key challenge and highlight of the project.

The Juhu Lane–Gilbert Hill redevelopment represents a watershed moment in Mumbai’s urban renewal journey. With Reliance Industries and Mahadev Realtors in charge of the development and implementing that transformation, the new development will provide modern housing, greater civic amenities and the template for future slum cluster redevelopment projects across the city.
