SNN Raj Corp has started the process of clearing a large residential building in Kudlu village, Bengaluru, following concerns about the construction of the apartment complex. The company has started a controlled and phased demolition of 49 apartments in the E-Block of the SNN Raj project.
The building is being dismantled in a safe manner in order to minimise the risk to the residents and to neighbouring buildings and the surrounding area, as the SNN Group said. The demolition work began on Friday and is expected to take place in stages over the next few months.
The residential complex, which was built at a cost of around ₹200 crore, is a major multi-storey development with around 18 floors.
49 Apartments to Be Cleared
The demolition will be carried out with the evacuation and removal of all 49 apartments in the E-Block. It will be done flat by flat, and individual owners will be involved in clearing their own units.
The company has decided to complete the entire evacuation and demolition process within six months, it said.
A private company from Mumbai has been hired for the demolition work. The operation is planned as being a controlled exercise rather than a large-scale implosion, and to bring down the structure in a systematic manner.
Residents and apartment owners are to work with the authorities and the company as the process goes forward.
Apartment Owners in Settlement Talks
The development has also brought the apartment owners and the company into contact with the future of the affected properties.
According to the SNN Group, discussions are going on with flat buyers to reach a settlement of the affected apartments.
The company is speaking to owners individually as the evacuation process moves forward, they say. The flat-by-flat approach will allow owners to clear out their belongings and get the necessary formalities in place before demolition activity gets started in their respective units.
The details of settlements and compensation have not yet been disclosed.
New Apartment Complex Planned on the Same Site
The redevelopment plan is one aspect of it that a new apartment complex will form on the same site once the present structure has been removed.
According to SNN Group information, the plots in the proposed redevelopment have already been booked in advance.
The redevelopment plan is expected to transform the site after the current structure has been completely cleared. However, the exact design, construction timeline, approvals, and specifications of the proposed new residential project will depend on the required regulatory processes.
Controlled Demolition Underway
The demolition started on Friday, and the company went through a process with a phased approach. Because the structure is a large building and is situated in an urban residential area, such a controlled removal procedure can be taken to ensure that the building is dismantled safely.
Carefully planned, an approximately 18-storey structure is important as demolition can result in debris, dust, vibration, and damage to any nearby property. Thus, the involvement of a specialized private company is needed to make sure that the operation is carried out properly and to ensure that the operation is done systematically.
The company will continue to coordinate evacuation and demolition activities as the six-month target approaches.
