Property registration documents made available to real estate website Zapkey and reported by several media organizations show that the property transaction was carried out through three different conveyance deeds made on September 4, 2026.

The recent property purchase of Tendulkar is a testament to the high esteem of Lonavala among high-net-worth individuals, celebrities, and investors. Lonavala is one of the most popular weekend destinations in the Mumbai-Pune region and has turned into a hot market for second homes, villas, farmhouses, and large land parcels.

Three Separate Transactions Make Up the ₹70 Crore Deal

According to the registration details, the combined properties are 15,601.78 square metres, which is roughly 1.68 lakh square feet or 3.86 acres. The transactions run across four City Survey numbers in Lonavala's H Ward.

The largest part of the acquisition was a payment of about ₹63.69 crore for a 3.09-acre parcel. This property also has an existing built-up structure of about 2,100 square feet. Tendulkar owned the entire property according to the registration documents.

The remaining two transactions were valued at approximately ₹4.56 crore and ₹1.75 crore, respectively. Unlike the largest parcel, Tendulkar owned a 50% undivided interest in each of these two properties. Together, these transactions provide the ₹70 crore expenditure.

The properties were purchased from Nandan Dhananjay Mehta and Vivaswat Dhananjay Mehta. The documents also show that ₹4.20 crore was paid for stamp duty and the registration fees are about ₹90,000.

Lonavala still attracts celebrities to property sales

Tendulkar’s purchase is happening at a time when Lonavala attracts a lot of interest from wealthy buyers looking to buy second homes and premium land. The hill station is near Mumbai and Pune, and for those who like to live or holiday there, it is more convenient.

Real estate experts have highlighted Lonavala's well-established second-home market, with the demand from luxury villas, bungalows, plotted developments, and large land parcels. Buyers from Mumbai, Pune, and Gujarat are among the major buyers of properties in that region, and non-resident Indians have also shown interest in properties in that area.

The location is especially popular during the monsoon and winter months, when it is a popular spot for summer or winter vacations based on the greenery, the pleasant climate, and the charming places to visit. Its connectivity to Mumbai and Pune also makes it more attractive as a luxury leisure and residential market.

What does the deal mean in terms of Tendulkar’s property portfolio?

The purchase of Lonavala for ₹70 crore is a significant real estate transaction for the Tendulkar family. The purpose for this new land is not well known, but it provides a lot of space in one of the premium second-home markets in Maharashtra.

The presence of an existing built-up structure on the largest parcel also means that the acquisition is not limited to vacant land. There has been no official announcement regarding whether Tendulkar intends to develop, renovate, or use the property as a private residence or holiday home.

The new purchase follows other property transactions involving the Tendulkar family. In May 2025, Anjali Tendulkar purchased a 391-square-foot apartment in Virar for a staff member for ₹32 lakh according to property registration information cited by media reports.

Sachin Tendulkar’s latest real estate move

Sachin Tendulkar is still one of India’s most prominent sports stars even after his retirement from international cricket. His recent Lonavala property transaction has so far attracted attention not only because of the size of the transaction but also because celebrity investments in premium real estate are getting more and more popular.

The ₹70 crore purchase also demonstrates the depth of demand for large properties in Lonavala's well-established second-home market. With nearly 4 acres of property interests acquired through three registered transactions, the transaction stands out as one of the most notable celebrity real estate transactions in the region recently.

While no news of Tendulkar's future plans for the property is available at this moment, the acquisition demonstrates Lonavala's continued attraction as a desirable destination for large-scale property acquisition and luxury second-home investments.
